You’ve managed to keep the house looking like a show home and you’ve accepted an offer – what now?



So what are the next steps?

  • Obtain a survey for the property you are selling
  • Start your property search for your next home

  • If you’re selling your home with your family in tow, you may feel a tad nervous about its condition. Of course, you want to get the most for your property, and because you’ve invested so much time and money in selling your house, it’s natural to feel concerned when it is surveyed.

    How can you prepare for the surveyor’s visit?

  • De-clutter, pack away toys and kids items and clear the property so all areas are easily accessible
  • Get all your documents ready. E.g. Energy Performance Certificate, Planning Permission Notices, Building Regulation Completion Certificate, Gas Safety Certificate and Electrical Test Certificate
  • Be upfront with the surveyor about concerns or issues with the property
  • Repair minor problems and check the electrics
  • Surveyors are experienced working around children, pets and family, but it is often less stressful for parents if a babysitter can be organised

    When you start thinking about buying a new house, you’ll likely have a clear idea of budget and focus on viewing properties within a specific price bracket. When you find the ideal property and have an offer accepted, however, you may find that the price stated by the estate agent doesn’t match the lender’s valuation.

    Unfortunately, significant variations between the two valuations are sometimes common.

    Estate Agents put valuations on a property based on a number of factors; the size and condition of the property, the local area, schools, transport links and other amenities, and also the value of similar properties in the area and the demand for such property types and more.

    What to do if there is a difference in valuation price?

    You do have a few options should this happen. You can query the valuation with your lender, but this is unlikely to be successful. It is also possible to approach another lender.

    You may receive a more positive outcome if you are willing to renegotiate with the seller. If the down valuation isn’t significantly lower and if they’ve progressed their own property search in the meantime, a reduced offer may be the quickest way to ensure the process keeps moving.

  • Take the house off the market

  • Complete your mortgage application
  • Appoint a RICS Chartered Surveyor
  • Obtain quotes from removal companies
  • Confirm the date of completion
  • Pay your solicitor and Stamp Duty, if required
  • Pick up the keys to your new house
  • Get settled in
